What is anti-social behavior and what can be done about it?

Anti-social behavior can cover a large range of problems, it is defined as causing somebody to feel unsafe and or intimidated in their own home. Anti-social behavior covers the issue of nuisance neighbors, if a tenant is feeling threatened by a neighbors behavior, whether it is aggressive or intimidating. If a tenant is being harassed in some way by a neighbor or witnesses vandalism or the selling of drugs, these are all forms of antisocial behavior.

In most cases anti-social behavior is not a one off incident, when a person feels threatened or witnesses any of the above, it is most likely to have take place on a number of occasions. When this starts to affect the victim’s quality of life, this is then classed as antisocial behavior.

What can be done with anti-social behavior if you’re the tenant?

If you are in the unfortunate position of being a victim of anti-social behavior caused by a neighbor, there are a number of things that you can do. Contacting your landlord is a good idea, they may have some suggestions as to how to deal with the issue, especially if they are renting the property from the same landlord.

If you have not spoken to your neighbor they may not be aware that that they are causing you a problem. If you do not feel happy confronting your neighbor face to face, sending them a letter of a note may be a good way of letting them know.  If this fails and you still feel that you are experiencing anti social behavior, there are plenty of people that can help.

Who can help with anti-social behavior?

There are many ways to get help if you are a victim of anti social behavior, it does not matter if you are a landlord or a tenant, help is available. Your first port of call should be to contact your local police department. It is most likely that the people in question will be known by the police which will help speed up the process.

Tenants should feel free to contact their neighborhood policing team. They will have a team that will be dedicated to focusing on local problems. Community Support Officer’s (CSO’s), work closely with the local police and neighborhood community teams, holding regular meetings on anti social behavior.

What should be done to tackle anti-social behavior if you are a landlord

As a landlord, you have a responsibility to deal with any tenant that does not behave correctly. If they are becoming a nuisance and disturbing neighbors or local residents the landlord should act accordingly. Initially, speaking to the tenant to see if the landlord can resolve the anti social behavior is the best way to tackle the issue. If this fails, the landlord should seek help and support from the local authorities, working as closely as possible with then to solve the matter.

If the problem persists the landlord is well with their rights to apply to a court to force them to leave. This should be the last possible action made by the landlord as this may cause further problems. Landlords should always check that potential tenants do not have a history of anti-social behavior as this can help prevent the problem in the first place.

 There are many things that you can do to protect yourself and your property working as a landlord. Having the correct insurance policies in place could potentially save you a lot of money should anything go wrong. Landlords insurance will protect you from a number of potential issues that could cause you financial ruin.
