Once you have made the decision to build a home, you need to make sure you have a plan to guide you through the process.
Know Your Budget
The first thing you need to do is come up with a budget of how much you are able to spend. You should decide on what kind of home you want and where you want to build and then do some research to see about how much you will spend. Base your budget on the number you find, whether it is less or more. Remember the more amenities you have the more expensive the house will be. Most likely you will need a loan for the construction and the mortgage. If you know how much your home should cost then you are able to make adjustments so you can stay within your budget.
Find a Place to Build
After coming up with a budget, the next thing you need to do is decide where you want to build. Before you can decide on plans for your future home, you will need a plot of land. Depending on where you choose to build, the community may require that you have a certain style so that the house matches the area. Ask before you buy. Also, research certain things like the condition of the soil, zoning and building codes and drainage.
You Will Need to Hire Help
If this is your first time building a home, you will need help with the process. The kinds of people you will need to help you are the builder, surveyor, excavator and a home designer. It is not always necessary to have an architect. Talk with people before you decide who should hire. This process should not be quick, take your time. This will be your home for a long time, and should work with people who care you and your home.
Choosing a Style of Home
Many new homes built nowadays follow generic stock designs and styles. A builder is able to make adjustments for you such as size and number of rooms, but if you will be part of a Home Owner’s Association, there are most likely limited designs especially for the outside of the home. It is possible to have a home built and designed specifically to your needs and wants, but you will probably need land where there are no rules to stop you. Also, it may cost more because you will need an architect to design this house for you. No matter what you choose, make sure the builder designs what you need and want.
Contracts are Important
Always have a contract made up that is signed and dated by you and the builder. Everything from start to finish should be in this contract. This is for your protection.
