Tip 5: Make a Payment Schedule

Once you’ve chosen a home improvement contractor, it’s time to discuss how you’re going to pay for the work. Be wary of contractors who require half or more of the money upfront. If it’s a large project, expect to pay around 10 percent to start, followed by chunks of 25 percent spaced throughout the project. This keeps you in control of the process while providing an incentive for the workers. Save approximately 15 percent of the cash for after you’ve inspected everything to your satisfaction 

Tip 6: Sign a Contract 

You should make a general payment plan and schedule before signing a contract but never pay a cent until that paper is signed. A good contract is clearly written and free of ambiguity. It should include:

  • The name, address, phone number and license number of the contractor
  • The payment schedule for all parties involved
  • The start and estimated completion date
  • Any oral promises made should be added to the contract
  • A detailed list of materials
  • A list of warranties and the names of those responsible for honoring them
  • A list of contractor duties, including trash removal and site cleanup, if applicable
  • Requirement for the contractor to obtain necessary permits
